You can check it out in the Home Depot, do you have them, or any other construction store, i.e. Builders square, Menard’s, not sure what you might have.
Anything can brake, but then you can’t think like this.
3. Windows. You have to talk in the people in the “know how”. Each area is different depending on the weather conditions. By us it is cold, in California it is hot. Look for good old name. Reliable and well known. For example in my area it is Anderson windows. Best advise is again go to your local construction store, ask what they carry, ask what would they recommend. Call the city you are in ask to speak to the inspectors or engineer, tell them you are thinking about replacing window in your house and are wondering if there some code requirements you need to know about. Again you can ask them if they recommend or know of any particular brand that is better than the others. Make sure windows come with good warranty. Your builder seems like a nice person, so he might recommend good ones too.

So called dual zone control. Whenever you have two-story building the temps upstairs and downstairs are going to be different. So instead of cranking up temps to keep downstairs worm you just have separate thermostats. It’s going to cost extra 1000 to 1500 bucks, but it is money well spent.

Yes you should do that no matter what. However it doesn’t help. Do you cook Russian style do you fry onions? They stink. Okay I love them, but… The American kitchens are not meant for that. They build them so people can worm up the leftovers from the restaurant they went night before not serious cooking. How many kids did you say you have? Are you cooking a lot? You have to isolate the kitchen as much as possible, I hate those kitchens in the living rooms separated by a half walls. Also regarding cooking. Double oven is just an extra oven separate from the stove. BTW you should get the dual fuel stove. Gas top and electrical oven is the best. Go to a specialty store, not Sears that is or Best Buy. Find appliance store. I’m sure you have more that one. Go to couple of them compare what they have, what they recommend. And what you think you might like. Remember important thing is BTU not the looks of the stove. You can spend as little as $600 or as much as $16,000 dollars on a stove. While you are there check the refrigerators also. You will see the difference between a store bought side-by-side one and the really good one with freezer on the bottom. By the way your builder probably has a pool with some place like that and if you buy everything from one place they might give you or him a good deal. Problem with side-by-side refrigerators is space or rather lack of the above. Any decent size pot and you will not be able to put anything else on that shelf. I made a mistake of getting one of those when I was building my first house; I end up buying a second refrigerator to make up for my mistake.
Also about the roof. “Looks aren’t everything” – unless you have extra money I see no reason to pay more for a fancy roof. How often are you planning to stay outside and observe the way your roof looks?
Oh yeah, the fire p [lace. The fireplace here is only for looks not for heating up your house. Yes there are some better ones, but mostly it is a decoration.
