x) "commute time" (reversed of "additional quality time spent with your family")
x+1) upgrades/luxury (a.k.a "quality")
x+2) time and money spent on house maintenance/repairs
x+3) how close your friends live
.....
Different people put different priorities on these value factors
and these differences result in different decisions.
Living in rented retro-house in Belmont could be much better
than living in your own modern house in San Ramon
for many reasons.
The opposite is also true.
