Thank you everyone for help. We are soon closing on a house and we discovered a problem.
The gov real-estate website shows the heated area of 2224 sq.ft. for this house. The ad with this house says "2124". So, when we first saw this, we naturally assumed that the heated area is at least 2124 or maybe more.
The appraisal came up with 2000 sq.ft. Now we realize that even with all the upgrades the house has it might be difficult for us to sell it later at a reasonable price.
Is there any way to return the earnest money in this case? Thank you very much for the input.

разберитесь, о какой именно площади идет речь
heated or livable? насколько я помню, это разные вещи
есть public records, проверьте там
пните ногой брокеров (особенно брокера продавца) - они вполне могут заказать точный floor plan и все будут знать точный метраж
appraisal скорее всего с рулеткой не ходил и стены не мерял, так что проверьте все цифры
и если площадь дома в итоге меньше той что указана в обьявлении - пишите письмо агенту продавца и требуйте деньги

We already signed the contract, the closing is in a couple of weeks. I requested the seller agent to explain why we are seeng such a big difference and she is saying that every appraiser will give you different numbers because the house is not a perfect square.
Here is what we have so far:
Public records: 1995 sq.ft heated area and 2224 on another page of the same record. (maybe it is a typo as other houses have same numbers)
They advertise the house to be 2124.
The appraisal guy is saying 2024.
I understand that the numbers are approximate but how you can lose 100 and even more sq.ft. in a house???? It is a size of a bedroom!
When we need to sell this house we might have difficult time proving to people that the house is large then it looks ))
Can we get out of the contract by saying that our appraisal shows a different story?

А цену дома appraisal подтвердил?
Если да, то проблем с продажей из-за разницы у Вас в будущем не будет.
Единственный вариант у Вас выйти из сделки - это если Ваш Mortgage broker сделает Вам письмо, что Вы не можете получить финансирование. Тогда может быть продавец вернет Вам Ваш чек, но может и не вернуть, поскольку Вы уже прошли этапы инспекции, где легче выйти из контракта без последствий для Вас....

Here is what we discovered: a storage space was counted as finished area at first. A few years later the owners discovered this error, and corrected it. So the sq.ft. changed from 2224 to 1995. The official heated area in 1995.
Now if we plug in the numbers into the market analysis we are swhoing that we are buying the most expensive house in the neighborhood.

Update: we spoke to an attorney: because the square footage descripancy is within 5% there is nothing that can be done. The real estate law says that measurements taken by different appraisers can differ up to 5%. It is an acceptable error.
Our difference is 4.5%. So, from what I learned real estate agents often increase the sq.ft. by 4.5% to be save. The house looks more attractive this way (it is often more then 100 sq.ft + ).
Did anyone get out of the contact for other reasons than finance or inspection problems? If yes, how?

Also, we requested the appraisal made by the seller and sent it to our appraisal guy. He reviewed the appraisal, remeasured the house and found that all the descripancy is on the second floor. (the seller claims that the second floor is 15% more (one wall was counted as 7 feet longer that it is acctually is), but because the first floor is bigger the error is no more than 4.5% when all the area is taken)
So, we have proof that the square footage was inflated. Any advice?
